A must-read for anyone looking to raise capital This book delivers way more punch than the title implies. We are real estate investors in the multi-family residential space in a mid sized city in Ontario Canada. We have what many would call "a significant portfolio" but with the current market, good cash flowing properties are getting harder and harder to find, so we are pivoting to commercial. We always work with investors so we now need to connect with investors in a new-to-us portfolio. Victor's book was recommended to me by a trusted advisor (and successful commercial investor). Wow - what a find.The book does more than talk about pitching a deal and attracting investors. In plain conversational language, Victor walks you though things you Must Do -- long before you pitch anything. It would be a valuable book for investors too as it outlines how to structure fair and win-win agreements.The book talks about important things like deal structuring, compatibility, and building trust and credibility.This will be one of my go-to re-reads as we embark on our new commercial REI journeyRay GauthierProperty Sense Inc.

Thought-Provoking Wisdom for Advanced Real Estate Investors/Developers Some authors seem to pack their best stuff into the first 3 chapters. Not Victor! Read this book all the way to the end. You'll find many more innovative strategies in the last half.

Good Advice from an Experienced Investor/Developer I had the privilege of meeting Mr. Menasche at a Real Estate Conference in NYC in September 2018 and he is the real deal. As a commercial loan originator myself, I agree with nearly all, if not 100% of what he writes.The main theme is not so much about getting the best interest rate or hoping and praying you can get financed … it is all about building trust and relationships for the long-term.In this book, he covers the various ways and methods to raise capital. Of the 5 principals discussed in the book, the one that resonated with me the most was meeting investors and lenders face-to-face. I've tried purchasing leads, Google Adwords, posting on LinkedIn.com and various other methods but the best, and perhaps the only real way to raise capital, is to meet your potential lenders and investors in person and build trust!Here are a couple sentences/snippets from the book:An investor's confidence stems from the integration of the five principals discussed in this book. There must be a near-perfect fit between the goals of the entrepreneur and the goals of the investor. If that fit doesn't exist, it will be forced. Forced projects generally don't work.Don't feel compelled to do a deal just because you're anxious to get a deal done. This often results in bad deals. Business is a long game. It's rarely won on a single project. The sustained compound effect of investment and return over a longer period is the ticket.
